First Ward Place Apartments

Cleveland Construction, Inc. managed the complete interior renovation of 71 apartments and townhomes at First Ward Place in Uptown's First Ward Historic District, Charlotte, North Carolina. Originally built in 1999, the complex underwent significant upgrades to enhance living conditions.

Interior Renovations

• New finishes: flooring, trim, and paint
• Kitchen upgrades: new cabinets, plumbing, lighting fixtures, and appliances
• Full bathroom renovations
• Interior door replacement
• New lighting fixtures and installation of mini-blinds on all windows

Exterior Renovation

• Cleaning brick and painting fiber cement siding
• Roof and gutter replacement
• Repainting and selective replacement of KDAT and pressure-treated wood

Site Work

• Minor regrading and parking lot revisions
• Sidewalk and common area enhancements
• Dumpster and mail kiosk improvements
• Landscaping upgrades

Phasing and Sequencing

The project was conducted with residents in occupancy. Cleveland Construction prepared a sequencing and phasing plan, installed temporary barriers, and relocated dumpsters to maintain resident access and safety.

Funding

The project was funded through: 9% Low Income Housing Tax Credits (LIHTC) City Housing Trust Funds (HTF) Rental Assistance Demonstration (RAD) Program subsidies Cleveland Construction, Inc. successfully completed the renovation, improving both interior and exterior environments while ensuring minimal disruption to residents.
