Project Overview

Cleveland Construction, Inc. performed as the Construction Manager at-Risk for the historic restoration and adaptive reuse of the 12-story, 323,000 SF Halle Building located in downtown Cleveland, Ohio.

The iconic Halle Building was built in the early 1900’s and is currently listed on the National Register of Historic Places. The building was originally the Halle Brothers department store, which specialized in higher-end merchandise. During the late 1990s, the building was also used as the main location of the fictional Winfred-Louder department store in “The Drew Carey Show” on ABC. 

The building was converted from office use to 122 luxury apartments on floors 6 through 12. The remaining 5 lower stories feature new offices build-out for multiple tenants and the ground level features new offices space along with retail space.

The renovations included 165,000 SF of luxury apartments with high-end finishes such as granite countertops, tile showers, and walk-in showers featuring glass doors.

Interior building renovations included a new fitness room, a business center, a leasing office, and an open atrium to allow natural light into the living space. Modifications of the existing hydronic piping system backbone and refurbishment and installation of new water source heat pumps were also included in the restoration.

Renovations to the building exterior included restoration of the existing terra cotta façade and replacement of the windows to replicate the original historic style.

Our team lead the preconstruction efforts to develop the construction drawings and establish the project’s budget. Phased construction began in spring 2017. The renovation of the entire building was completed in mid-January 2019.
