Rising Above Adversity: Cleveland Construction Completes The Ascent at Top of the Hill

Completing this mixed-use development with three different structural systems is a triumph for Cleveland Construction by overcoming challenging market forces with price escalations, labor supply issues, and material shortages.

Cleveland Construction, Inc. provided construction management services for The Ascent at Top of the Hill mixed-use development in Cleveland Heights, Ohio. The project consisted of 2 buildings comprised of 292,600 square-feet of residential apartment space (261 units total), amenity space, and ground-level retail space.

The West Building is a 10-story, prefabricated cold-formed metal framed structure with 113 apartment units occupying a total of 145,386 square-feet, including a coffee bar, a conference room, and a co-working lounge. The building also has a rooftop terrace that offers views of downtown Cleveland and Lake Erie and includes a bar/lounge, grilling stations, gas fire pits, a club room, a game area, and a rooftop outdoor pool.  

The East Building is a 4-story wood-framed structure consisting of 148 apartment units encompassing a total of 147,214 square-feet of space, including 4,000 square-feet of retail space and 6,100 square-feet of amenity space, including a private courtyard, a fitness center bicycle storage, a pet spa, and a dog park. The East Building was built to wrap around a new 5-story, 163,147 square-feet attached post-tensioned parking garage with 509 parking spaces.

Cleveland Construction provided preconstruction services that included the development of the project budget, coordination with the design team and consultants, constructibility and value analysis of documents, and a milestone schedule. Added services included managing the design-build of the post-tensioned parking garage and oversight of the design-assist of the structural cold-form framing building system of the West Structure. Our preconstruction team developed bid packages and facilitated a competitive bid process and a Guaranteed Maximum Price for the project.
