700 Prospect Building Redevelopment
Cleveland Construction, Inc. is the construction manager overseeing the historic redevelopment of the 700 Prospect Building (United Chruch of Christ) in Downtown Cleveland, transforming it from a commercial office into a multi-family residential. This historic adaptive reuse project is being completed in three separate phases and involves the conversion from its original commercial office designation to multifamily residential use.
The building, originally constructed in 1898, totals 124,170 square feet over nine stories above the street with a basement and a mezzanine level between floors 1 and 2. The structure comprises of brick masonry perimeter bearing walls, steel columns, and terracotta tile flat arches. The 3 phases of the project include decommissioning the existing elevator shaft, constructing a new stair tower, and transitioning the building from commercial office to primarily residential use.
The conversion includes the build-out of 120 new apartment units across nine floors, including studios and two-bedroom apartments. The redevelopment will also include new amenities, a fitness center, a new mail room, public restrooms, a leasing office, and a white box commercial space on the ground level. The historic restoration component involves exterior masonry cleaning and tuckpointing, ornamental concrete cleaning, stone cleaning, arched storefront removal and replacement, and restoration of the cast iron pilasters to preserve the building's unique character.
Phase 1: Interior Demolition
- Management of the interior demolition to pave the way for subsequent renovation phases.
Phase 2: Structural Enhancement
- Inclusion of a second stair shaft servicing every floor for improved accessibility and safety.
Phase 3: Historic Redevelopment
- Final phase included the build-out and conversion from commercial space to multi-family apartment units.
