Historic Adaptive Reuse of the Residences at 1717

The Residences at 1717, formerly known as the East Ohio Building, is a 21-story, high-rise historic office building located in downtown Cleveland, Ohio’s financial district. Cleveland Construction was chosen to provide preconstruction and construction management services in support of the complete historic restoration and adaptive reuse of the 326,000 SF building.

The project included historic restoration and preservation of the core and shell of the building and interior build-out of 223 apartment units with the addition of a new fitness center. Renovations to the first-floor lobby, kitchenette, commercial space, mail room, and Gaslight Theatre were also included in the building restoration.

Construction work also included hazardous material abatement, interior adaptive reuse and reorganization, repairs to the existing building and enclosures, and complete replacement of all HVAC, mechanical, electrical, plumbing and A/V systems.

Since the building was originally built in 1959, the restoration plan was designed to comply with state historic preservation requirements and maintain the building’s original exterior façade and interior features.  Additionally, the building is LEED BD+C Multi-Family Mid-Rise Certified.
