The Pier Wellness Center & Spa

Cleveland Construction provided construction management services for Core Spaces to manage the interior remodel and expansion of the Health and Wellness Center at The Pier, a student housing community near Clemson University.

This project was designed to enhance the facility's student amenities, creating a modern and functional space for student residents. The scope of work included extensive interior renovations and facility additions, incorporating upgraded finishes, expanded recreational areas, and improved fitness spaces. Site enhancements featured the construction of a new spa and cold plunge along with multiple athletic facilities designed to promote student wellness and engagement.

The indoor spa and cold plunge sit side by side off the fitness floor, and each one runs on its own mechanical system. The spa holds 2,060 gallons across 111 square feet of water surface and runs seven jets at 15 gallons per minute, heated to 104 degrees. The cold plunge holds 300 gallons and holds at 55 degrees through a dedicated chiller. Both vessels were formed with wet-mix shotcrete over a #4 rebar mat at 8 inches on center, with shell walls a minimum of 7 inches thick and a 4,000 psi design strength. An ACI-certified examiner reviewed rebar and shotcrete placement on site, and the crew shot test panels for strength verification. Both shells were sealed with a cold fluid-applied waterproofing treatment before the interior finish went on.

Finish work drove the look of the room. Both vessels are set into an 18-inch raised beam finished in 2 by 2 tile, with a specialty handhold tile wrapping the full perimeter at the water's edge and a contrasting dark tile marking every step and bench edge. The deck runs a sand and white checkerboard with a slip-resistant treatment applied after install. A custom stainless handrail, a custom cold plunge ladder, and ADA transfer rails at both vessels were fabricated to shop drawings and set in non-ferrous grout. Behind the wall, the team fit two filtration systems, a condensing boiler, a chiller, and two automated chemistry controllers into a single equipment room, with the chlorine and acid tanks separated by a fire-rated partition and set in spill containment basins. Cleveland Construction carried the plumbing, bonding, ventilation, and lighting work through South Carolina DHEC inspections and the health department's final approval before the vessels were placed into operation.

As the construction manager, Cleveland Construction coordinated all phases of the project, ensuring quality craftsmanship, efficient scheduling, and seamless communication with Core Spaces and project stakeholders. The completed facility provides an upgraded environment that supports a healthier, more active lifestyle for residents.
