Office-to-Residential Building Conversion

Cleveland Construction, Inc. was the construction manager for the extensive historic renovation and office-to-residential building conversion of the Fourth & Vine Tower/Union Central (PNC) Building in Downtown Cincinnati, Ohio. Rebranded as Sky Central Apartments, located at 1 West Fourth Street, spanned a total area of 380,000 square feet, and consisted of 31-stories with a height of 412 feet.
The building was transformed into a mixed-use development called Sky Central Apartments (formerly City Club Apartments Union Central). This project included 281 luxury apartments and penthouses. It featured a mix of uses, including a salon and day spa, a bank, a private club, and boutique office spaces. Guests are given the option to rent a furnished suite or unfurnished apartment for a day, week, month, or multiple years.
In 1913, this Garber & Woodward / Cass Gilbert-designed building was, at the time of construction, the fifth tallest building in the world and the second tallest building in the world outside of New York. The renovation and redevelopment project celebrated the building's great history while ushering in a future-focused era rich with amenities and services.
The mixed-use building features a boutique-style lobby library lounge, a 17th-floor private club with spectacular views of the Ohio River, Roebling Bridge, and stadiums, and co-working spaces. The 19th-floor Sky Park and Entertainment Sky Club includes a gourmet kitchen, rooftop terrace with a sauna, and a rooftop pool and hot tub with wrap-around loungers and cabanas. A 24/7 fitness center, indoor and outdoor theaters, a yoga room, and a conference room were also built. A vegetable garden, a Bark Park, and a new skybridge connecting to the neighboring building were integrated into the development.
Apartment units ranged in size from studios to penthouses with 150 unique floor plans and four distinct finish packages. These featured thoughtful work-from-home spaces, granite countertops, movable islands, custom closets, and exclusively designed kitchens. Units also included premium furniture and fixtures, plank flooring, and bathrooms with oversized bathtubs.
