Construction Manager for the luxury apartment development in Dilworth

Cleveland Construction, Inc. served as the construction manager for Seventeen Hundred on East, a landmark luxury residential development in Charlotte, North Carolina's historic Dilworth neighborhood. Our team oversaw the delivery of this 650,000 square-foot project, which turned over in early 2026 to provide a new standard of resort-style living.

Building Structure 

To meet the vision for a high-end and quiet living environment, the entire development was constructed using a 100% post-tensioned cast-in-place concrete system combined with steel and masonry. This structural approach ensures superior acoustic separation and long-term durability for the 295 luxury units. The project consisted of two distinct residential towers — North and South — totaling over 650,000 square-feet of building area.

The North and South Residential Towers

The development features a diverse architectural profile designed to maximize the site footprint:

• 5-Story North Tower: Built above the shared parking structure, this tower houses the community’s primary leasing hub and features 21 exclusive apartment units.
• 7-Story South Tower: This larger structure houses 281 luxurious units showcasing contemporary design elements, spacious layouts, and upscale finishes.
• Skybridge: A signature architectural skybridge connects the two towers, requiring precise structural coordination to link shared resident spaces across the development. 

Resort Style Amenities

The development was designed with a heavy emphasis on wellness and community, featuring over 100,000 square feet of luxury amenity space. Our team managed the installation of a signature edgeless rooftop pool deck with cabanas, a sky lounge with skyline views, and rooftop entertaining areas equipped with outdoor kitchens and firepits.

Inside, the project delivered a fitness studio, yoga studio, and a Pvolve Pilates studio. The facility includes modern amenities such as private focus rooms, co-working spaces, a billiard lounge, and a luxury pet spa with a dedicated pet patio. These spaces were constructed with premium finishes to ensure a seamless blend of functionality and luxury. 

Urban Integration and Below-Grade Parking

A critical challenge of the project was optimizing land use in the dense Dilworth corridor. Cleveland Construction managed the construction of three levels of below-grade and partially below-grade parking. This underground solution accommodates 399 vehicles and includes 24 EV charging stations, ensuring ample parking for residents while minimizing the impact on the surrounding neighborhood.

Results

By leveraging our experience with complex urban logistics and cast-in-place concrete, Cleveland Construction, Inc. successfully delivered this remarkable residential destination. Seventeen Hundred on East now stands as a landmark community that seamlessly integrates into Charlotte’s evolving skyline.
